It is agreed that only a court of competent jurisdiction in Middlesex County, MA will adjudicate any claims pertaining to this contract. The buyer agrees to waive his or her right to litigation pertaining to this contract in any other municipality or legal venue. The seller is also entitled to recover from the defendant, any fees, legal expenses or any other costs that are incurred as a result of a contract default by a purchaser. Placement of a bid on this auction indicates that the bidder has read and understands all of the terms of this auction, and constitutes voluntary acceptance of all terms and policies stated above and within this contract agreement. Initial payment of $300 is nonrefundable and is required within 7 days as sole remedy in case of contract default prior to collection activity with no further notice.
